Roofing and siding are big home systems and both are something you want to look closely at when considering a new home purchase. Everyone knows you need a home inspection to inform the purchase process, right? Yeah, we know that as well which is why we did our due diligence and had an inspection done on our Young Victorian while we were considering the purchase of what we knew would be a true fixer upper.
Imagine our delight to learn that the original roof was in great condition and should last us several more years! And while the wood siding would need to be replaced at some point, we knew we could get by with a coat of paint (or maybe two coats).
Well fast forward several months and Warren made a discovery while up in the attic one day (the same attic that the inspector went up into and checked everything out “thoroughly”!) It was raining that day and while in the attic, Warren witnessed the rain falling through a large gap between the roof decking and fascia. Yes, running right down into the gutter! It was a big enough gap all the way around and if he could see rain, there was no doubt that wind-blown snow could easily make it’s way into the attic space come winter.
So yeah, now we need to get a new roof! It makes sense though. We were touching every surface within the home, so why not start on the exterior surfaces too! Okay, so just as we begin processing the disappointment of this new surprise, here come’s the siding surprise!
During a previous uncovering of water damage in a foyer wall (revisit that fun stuff here), we discovered that the siding was woefully inadequate. We were still counting on siding work at a later time but discovering that the wood siding was the only layer over the OSB walls of the house, we knew that we would definitely need to address the siding issue sooner than originally planned.
Now that we knew we needed a new roof, we resolved ourselves to having new siding installed at the same time. Keep in mind that these decisions would add tens of thousands of dollars to our overall project and we knew we needed to address both issues eventually, so why not now?
And while the sticker shock for new roofing and siding had us pretty deflated, we were excited to imagine how much our Young Victorian was going to be transformed aesthetically and made more structurally sound as well!
It would be several more months before the work on these two projects would commence unfortunately. Anybody else had the pleasure of getting these type of projects scheduled, much less actually completed? More on these two really big projects coming up in the next post!
